In Conversation With: Pietro Zanzot, General Manager at J.K. Place Roma

Rome wasn’t built in a day, and neither was this discreet luxury hotel in the Eternal City. Sophisticated, intimate, and quietly exclusive, J.K. Place Roma blends classic Roman grandeur with the warmth and charm of a private townhouse. At the heart of this experience is Pietro Zanzot, General Manager, whose lifelong passion for hospitality and fascination with people and cultures from around the world shape every moment of a guest’s stay.

Inspired early by his father, a lifelong concierge, Pietro’s path through iconic properties—from the Dorchester Collection to Palazzo Fiuggi, and now J.K. Place Roma—has been defined by curiosity, humility, and the mentors who guided him along the way. Today, he leads a young and passionate team dedicated to creating personalized luxury experiences, helping visitors not only see Rome, but feel it, from hidden piazzas to the city’s vibrant neighborhoods, with the same sense of wonder that first drew him to this magical world.

A heartfelt thank you to Pietro for sharing his insights, inspirations, and philosophy behind one of Rome’s most refined boutique hotels. Below, you’ll find the full, unedited conversation—part of In Conversation With, a series from Suite Sojourn spotlighting the hoteliers, innovators, and creative minds redefining the future of luxury travel.

Suite Sojourn: What first inspired you to pursue a career in hospitality, and what were some pivotal early experiences that shaped your path?

Pietro Zanzot, General Manager at J.K. Place Roma: I always loved making others happy, attracted by different cultures and people with different stories from all over the world. As a child, I was inspired by my father who worked as a Concierge for his entire career. I was fascinated by his passion and dedication. He retired almost 20 years ago and still today he is in contact with some guests and colleagues that became friends over the years. Something extraordinary. Beyond the inspiration I took from my father, my passion for hospitality became stronger thanks to all my mentors at work that shaped each part of my professional and personal life.

Suite Sojourn: From the Dorchester Collection to Palazzo Fiuggi and now J.K. Place Roma, your career has spanned some of Europe’s most refined properties. How has each of these experiences contributed to your growth, and what has been your biggest learning along the way

Pietro Zanzot, General Manager at J.K. Place Roma: I had and currently I have the privilege to work with such iconic hotels and brands, with the most inspiring and successful managers and owners in the hospitality. I am grateful to all of them and to all my colleagues. Humility, curiosity and willingness to learn are the keys to always renovate our passion for this wonderful world.

Suite Sojourn: J.K. Place Roma blends classic Roman grandeur with the intimacy of a private townhouse. How would you describe the hotel’s spirit to someone who’s never been? Can you also help our readers understand the location of J.K. Place Roma and what the neighborhood feels like?

Pietro Zanzot, General Manager at J.K. Place Roma: Sophisticated, discreet, exclusive and intimate, those are the pillars to describe J.K. Place Rome which is a luxury boutique hotel in the very best location in Rome. J.K. is within walking distance of the prettiest highlights of the City such as Piazza di Spagna, Piazza Navona, the Pantheon and the Trevi Fountain. Our Guests can explore the  glamour of the shops of Via Condotti, Via del Babuino and Via del Corso and art galleries of Via Margutta and Via di Campo Marzio.

Suite Sojourn: Do you have a personal favorite room or suite at the property—and if so, what makes it special to you?

Pietro Zanzot, General Manager at J.K. Place Roma: I don’t have a favorite room, our 27 rooms are all different from each other!  but one of the rooms with a balcony deserves my preference… Relaxing outside, sitting, watching the city life and sipping a coffee is beautiful, you immediately immerse yourself in the soul of Rome.

Suite Sojourn: Many first-time travelers tend to not realize how vast Rome truly is. In your opinion, what is the ideal number of days to spend in the city to really experience its soul? If you were a first time traveler to Rome, how would you spend these days living like a local.

Pietro Zanzot, General Manager at J.K. Place Roma: Ideally, for your first time in Rome, I’d suggest staying 4 or 5 nights. Rome is notoriously famous for its most famous itineraries, from the Vatican to the Colosseum to the most important squares. However, Rome is immense, with little-known treasures waiting to be discovered. Testaccio, Monti, and Trastevere are certainly among the city’s most vibrant and lively neighborhoods, where the city’s character shines through in the flavors and sounds.

Suite Sojourn: What is your typical weekend routine, if we can use the word “typical” in hospitality? As a local, where’s your go-to coffee shop—and where do you believe the best pasta in all of Rome is served?

Pietro Zanzot, General Manager at J.K. Place Roma: Rome offers a wealth of dining options; every street has its own coffee shop and restaurant. I don’t like to think about the best place because it’s almost impossible to make a truthful ranking. My favorite spots change depending on the day and time. If I had to choose a coffee shop to relax on a weekend, I’d say Ciampini, which is just a short distance from JK and located in a charming little piazza, where you can sit outside and enjoy your coffee while watching locals and tourists stroll through the wonders of the city. This truly represents a perfect Roman and Italian Sunday morning. Best pasta, it’s so hard to recommend one restaurant! All I can say is, trust our concierge once you’re at JK and we’ll find the perfect place for your palate! For sure you cannot miss the selection of Pasta in our J.K. Restaurant, fresh and local ingredients for the most authentic Italian recipes.

Suite Sojourn: Rome is a city of stories and layers. How does J.K. Place Roma reflect the soul of the Eternal City, both in its design and in the guest experience?

Pietro Zanzot, General Manager at J.K. Place Roma: JK Place Roma, like all other JK places, is designed by interior designer Michele Bonan. Although all JKs are similar due to Bonan’s unique character, each JK represents its destination thanks to pieces of design and art specifically chosen to embody the place’s identity. Furthermore, each JK is located in the most central locations of its destination, allowing guests to fully experience the local spirit.

Suite Sojourn: Today’s luxury traveler isn’t the same as five years ago. How have their expectations evolved—and how is J.K. Roma continuing to meet (and exceed) them?

Pietro Zanzot, General Manager at J.K. Place Roma: Beyond a fantastic product, our dedicated and passionate team creates a unique guest experience, personalizing each guest’s stay and fostering a warm and authentic relationship. This approach perfectly represents the city of Rome: genuine and warm.Today, more than ever, the human aspect between guests and staff is increasingly important. Truly considering guests’ needs is crucial. Empathy and authenticity are essential to creating and strengthening relationships with guests. Furthermore, the guest experience isn’t solely related to their stay. Establishing contact before and after a stay is truly important; it’s a way to reinforce our team’s desire to build a lasting relationship.

Suite Sojourn: “Personalized luxury” is a term often used in the industry. What does it truly mean at J.K. Place Roma—and how is it expressed through your team’s daily work?

Pietro Zanzot, General Manager at J.K. Place Roma: We strive every day to create a tailor-made stay. Service and product standards, which were essential until a few years ago, no longer hold that value. Standards help maintain high levels of service and product, but without a true understanding of the guest, it’s impossible to deliver a personalized luxury stay. To achieve this, continuous, cross-departmental communication is crucial. Enabling the various hotel teams to grow together is both exciting and constructive for building personalized guest experiences.

Suite Sojourn: What are your go-to recommendations for guests seeking an authentic Roman experience—whether places to eat, explore, or simply soak in the magic of the city?

Pietro Zanzot, General Manager at J.K. Place Roma: Rome is a city where you can eat wonderfully. Relying on our concierge or a Roman friend will certainly help you find a place to eat as a local and avoid going somewhere too touristy… the experience at a restaurant is like that of a hotel. In this case, it’s not just about eating well, but about being pampered and taken into consideration. In Rome, it’s also wonderful to lose yourself in the narrow streets and find a little spot to enjoy an aperitivo, for example, while listening to the city’s lively and unique sounds.

Suite Sojourn: The hospitality industry is incredibly demanding yet deeply rewarding. What continues to excite you about leading a property like J.K. Place Roma?

Pietro Zanzot, General Manager at J.K. Place Roma: I was very fortunate to find a fantastic team at JK Roma. They have very young people who are incredibly passionate about what they do. Thanks to them and the vision and energy of our owners, I renew my passion and excitement every day… and so I go back to when I was 20 and marveled every day at this magical world that is hospitality..
